Morawetz Villa is a representative town house from 1900 in the village Úpice. He served as a residence for a wealthy factory family. The object is an important example of architecture on the border of history and modernity. Since 1958, it has been protected as a cultural monument.

The villas are closely linked to the industrial development of the region and the business of the Morawetz family. Those in the Opic since the middle of the 19th century have been running jute mills and weaving plants. The first construction activity on the site began in 1886. Louis Morawetz then purchased two old wooden houses in the square, which he had torn down and replaced with a new two-storey building. But soon it stopped meeting the needs of the family, which is why Ludwig's son Richard Morawetz had it demolished at the end of the 19th century. He had the present villa built in 1900.

Architecturally, it is a two-storey wall construction on an irregular floor plan with a mansard roof. The author of the project is not known because the original documentation was not preserved. The main facade oriented to the square is divided into three tracts. The central tract highlights a flat segment shield with relief and balustradoes on the first floor. The facade is further broken down by candied pilasters. The windows in the side tracks are decorated by the mantelpiece.

The interior and layout of the house reflected the standard of living rich bourgeoisie. The villa was very modern for its time equipped with central heating and marble linings of bathrooms. There was a swimming pool in the garden, while the wing served as a background for servants.

The important events connected to the house include the overnight T. G. Masaryka in 1926. The legal protection of the building was ensured in 1958 by declaring it a cultural monument. In 1987 the house was entered into the Central List of Cultural Monuments of the Czech Republic.

Currently, the villa is privately owned. The building is well maintained and many authentic elements are preserved in its interior.

Morawetz's villa presents a valuable document of industrial history of Úpic and period construction. Her visit offers an opportunity to explore the world of the then business environment.

Welcome to the Pee Pee. You're standing in front of the house with the number 11, which is known in the place as the Morawetz family villa. If you look at it now, you will see a representative city house that radiates in its form the wealth and stability of the time in which it originated. It's a building that dominates the city area and tells you at first glance that there were people who lived here with a high social status. Feel its overall atmosphere and the way it fills the space around it.

Let us now stop at how this house was created and who was its creator. It was built at the very beginning of the twentieth century, in the year of the nine-th century. At that time Úpice was the center of industrial expansion and this villa was to serve as a nest for the Morawetz family. This family wasn't just ordinary, they were owners of a local mill and a jute weaver. So imagine this house grew out of the success of the local textile industry. It was a symbol of prosperity and a result of hard work in a factory that employed a lot of people around it. The villa was not only a residence, but also a business card for a family who wanted to show their influence and taste.

Now pay attention to the architecture itself. If you look at the facade and overall composition of the house, you will notice that it is located on an interesting boundary of two periods. It is a combination of historism that has returned to proven patterns from the past, and the first signs of modernity that have brought new views of space and functionality. Although we do not know today the names of the particular architects who drew the plans, the result speaks for themselves. Look at the details of the house that are still preserved. It is fascinating to realize that the house has been protected as a cultural monument since the year one thousand and nine hundred and fifty-eight and was later included in the central list of cultural monuments of the Czech Republic. That means the state has recognized its irreplaceable value for our history.

When you look at this house, you might imagine how the first owners lived in it. But there were other important events in these walls. Let's move in time to the year one thousand nine hundred twenty-six. Tomáš Garrigue Masaryk, the first President of the Czech Republic, spent the night in this house. Imagine the atmosphere where a man who was at the birth of our own state hosted these rooms. It is a detail that gives a special weight to the villa and connects this private family home with the great history of the entire nation.

Now I want to take you to something that you can't see at first sight, but what makes the house really special. Try to imagine how equipped this villa was at the time of its creation. For the year of a thousand-nine, it was the peak of luxury and modern technology. While most people were drowning in the stove at the time, central heating was already installed here, which heated the whole house. Even more luxury was brought by marble linings in bathrooms, which at that time was an extraordinary detail that underlined the family's wealth.

If you could look behind the fence into the garden, you would find that life here was really comfortable. There was a swimming pool in the garden, which was at the time a unique symbol of the highest comfort. The house also had its wing, which served as a background for servants. This is where all the traffic took place, allowing the owners of the villa to enjoy the peace and luxury in the main tract of the house. Interestingly enough, even though the house is privately owned today, it still retains its authentic inner elements that carry us back to the time of the textile mogul.

So this villa is much more than an old house from a thousand devyst years ago. It is a monument to the time when industry flourished in the Přípice, where important statesmen met here and when the first modern elements began to enter the architecture. It's a place where one family's personal story connects to the history of the entire region.

Now you can rest easy on your journey through the city. I suggest you stay at the villa for a while and try to imagine the excitement that must have been here over a century ago when guests arrived and the sun reflected in the pool. I hope you're interested in this short trip to history with the Morawetz family. I wish you a pleasant continuation in discovering the beauty of Úpice. Goodbye.

Tips for visitors

The best time to visit is late spring or summer, when the surrounding trees and greenery are in full bloom, which complements the appearance of this representative house from the beginning of the twentieth century. You can reach Úpice by car or public transport; Check the specific connection in the current timetables.

We recommend to take comfortable shoes for a walk in the city. Since it is a residential building, we recommend to be considerate of the inhabitants and to remain in public roads.

For the best photos we recommend to come in the morning or afternoon hours when soft light hits the facade of the house. The most interesting details are the architecture, which speaks of the wealth of the family of owners of the former weaving plant.

Families with children can use a visit to tell about how previously jute substances were made and how the life of factory families at the turn of the century looked. There are no other marked points around the monument, so we recommend walking through the city centre itself.

Seasonal recommendations

In spring, the surroundings of the villa awaken to live colours and fresh green, which complements the appearance of the house. Light is soft and natural, which is ideal for observing facade details. It is recommended light but laminated clothing and visit in the morning when the air is the cleanest.

In the summer months, the atmosphere of heat and bright sun dominates, which sharply highlights the shape of the building. Nature is in full bloom and deep green. It is advisable to set off early in the morning or at dusk to avoid hot heat, and not forget the comfortable shoes and cap.

Autumn brings gold and brown shades to the landscape, which create a nostalgic mood at historical walls. The lighting is softer and golden, which softens the overall impression of the building. In this period it is best to choose the waterproof coat and visit the place in the afternoon when the colours of the leaves are the most distinctive.

Zimą the surroundings of the house turn into a quiet, white space that gives the construction a new, stricter character. The atmosphere is calm and dreamy, especially if snow covers the building. Hot winter clothes, tight shoes and a visit around noon are necessary to provide enough daylight for an outside tour.
