Vila Barrandovská 22, also known as Villa František Kovařík, is among the most prominent functionalist houses in Prague's Hlučepích. Located in the slope between the streets of Barrandovská and Skalni, in the popular residential district of Barrandov, where modern architecture developed in the interwar period. Since 1992 it has been protected as a cultural monument thanks to its authentic interior and original architectural solution.

The villa was created as a variant of a type building from the studio Jaroslav Fragner, originally designed for an engineer German. František Kovařík, the music publisher, purchased it in 1937 and had it modified by architect Ladislav Syrova. This has made it an example of the transition from standard solution to individual adaptation for specific owners. It was created at a time when functionalism was promoted in Czechoslovakia in response to the needs of modern life, even in connection with the cultural events at the time - Kovařík was an important figure in Prague's music publishing.

The villa features a square plan with a flat roof. The street of Skalní is two-storey, the Barrando three-storey. The facades split the seatbelts of joined windows, which connect to terraces and logžie with a cross roof. After 1989, the rough grain plaster, originally deep-groomed, was restored by a special plaster retaining its original character. The window frames and tubular rails are painted in red, which gives the construction a strong visual accent. The interior retains original wave floors, ceramic tiles, wooden parapets and fittings, which is rare in functionalist architecture.

It was owned from 1937 to 1961 by František Kovařík, the music publisher who used it as a family house. In 1961 it was bought by the painter Alena Ladová, who lived there until now. After 1989 the villa underwent reconstruction, in which it was warm and restored original architectural details. Thanks to careful restoration, the authentic appearance of the building and its interior were preserved.

The original garage in the lower part of the property at Barrandovská Street, which is part of the overall architectural solution, is an interesting thing. The garden is divided by stone walls and terraces connected by staircase. The villa thus represents a complete solution of the building and its surroundings, typical of interwar architecture.

Today, Villa Barrandovská 22 is open to the public and represents an important example of functionalist architecture in Prague. Its value lies in the architectural solution and preserved interior, which is a rare example of the original level of design. The villa is part of the residential district of Barrandov, known for its functionalist character, and its visit offers the opportunity to get acquainted with one of the best examples of this direction in Czech countries. For lovers of modern architecture and history it is an interesting stop while walking in Prague Hlubočepy.

Welcome to one of the most interesting functionalist villas in Prague! You are standing at the villa František Kovařík, which is hidden as a treasure in the slope of Barrandov, in the quiet district of Hlubočepy. Look around you - there's a building in front of you that looks like it's carved right into the green slope. Its shapes are clean, almost geometric, but at the same time full of heat. This is the typical magic of functionalism - simplicity that hides carefully thought out details.

This villa wasn't supposed to stand right here. It was designed as one of the type houses for Pod Habrová Street, but eventually bought by music publisher František Kovařík. In 1937 he ordered it and had it modified by architect Ladislav Syrova, who adapted it to his needs. The facades are broken down by the seatbelts that give the house a rhythm, and notice the red window frames - they are real accents that give the building life. But you may be most interested in a lodger with a roof across it, which seems to be touching the surrounding trees with its shape.

Let's take a closer look at what makes this villa so unique. From the outside, you are enchanted by rough gravel plaster, which is not smooth, but it has a structure as if it were grainy. This is not just an aesthetic trick - such a solution was typical of functionalist architecture, which wanted the materials to speak for themselves. And if you look up, you'll see how roofs and lodgings go into each other, as if the architect wanted the house to become a part of nature, not just a building against it.

The interior will open up another world for you. Even though we cannot enter today, we know that the original floors were wavy - shiny, as if someone had thoroughly cleaned and trained them. The walls were lined with ceramics, which supplied the rooms with color and heat, and the forging of doors and windows was such that it seemed to be made to measure. Every detail was thought out - from the layout of the windows that brought light to materials that were meant to be not only beautiful but also practical.

Now pay attention to those connected with this house. František Kovařík, her first owner, was a music publisher who loved music and modern art. The villa served him as a refuge where he could work and receive visitors. Later, in 1961, she became home to painter Alena Ladová, who was one of the most important representatives of Czech functionalist design. Although other owners now own the villa, its history still lives in every wall.

And now comes the most interesting part - the secret that hides behind the walls. This villa was created as a variant of a type house from Jaroslav Fragner's studio, which originally designed a similar building for the German engineer. But František Kovarík wanted something else - he wanted a house that would be his, distinctive. So architect Ladislav Syrový came up with a solution that made her what she is today: a unique building that combines functionalist rigor with personal experience. When you look at the facade, imagine how music sounded, how artists gathered here, how the history of Czech culture was written.

Take another look at the facade before leaving. Notice how light is reflected from the red frames, how the trees around the villa seem to be hugging it. This house is not just a monument - it's a story that can be read in every detail. If you have time, take a walk around Barrando, where there are still hidden treasures. And when you go back, you might think that even your own home can be something more than walls - it can be a story waiting to be told.

Thank you for taking the time to look at this villa with us. We hope that you have taken the impression not only of her appearance, but of how much architecture can affect our lives. Let this visit bring you not only knowledge but inspiration. Hello and have a good trip!

Seasonal recommendations

Spring Vila Barrandovská 22 offers a unique atmosphere of awakening nature in spring months. Sun rays penetrate the glass areas of the villa and create warm, scattered light that softens illuminate the interiors. The surrounding area is turned into a green oasis - flowering trees and the lawn in front of the house give the place freshness and peace. The air is clear, but sometimes there are short rains that disappear quickly. The ideal time for visiting is from April to the beginning of May, when you avoid the spring rush and at the same time there is no cold. I recommend light clothes with long sleeves - it may be cold in the morning, but during the day it warms rapidly. Come early in the morning or in the afternoon to avoid tourist crowds that appear mainly at noon.

Summer In the summer months Villa Barrandovská 22 comes to life with sunlight and warm air, which penetrates open windows and creates a pleasant, slightly windy environment. The surrounding area is green, but the sun is intensified and the shadows on the sidewalk are short. The best time to visit is early in the morning or after the 15th hour, avoiding crowds of tourists and high temperatures. In the main summer season (June to August) the entrance to the villa is often warm, so wear light, airy clothes and a sun hat. Water and sunscreen are also welcome if you plan to sit in the park in front of the house. The indoor areas are air-conditioned, but it may be very hot outside, so take your time to visit.

Autumn Autumn visit to the villa is magical thanks to the changing colour of leaves and mild but variable weather. The sun shines lower, the light is golden and shadows long, creating a quiet, reflective atmosphere. The surrounding area is transformed into a mosaic of yellow, orange and red shades, while the air is colder and often wet. The best time to visit is in September when temperatures are pleasant and the crowds have not yet started. In October and November, dress in warmer, but not too heavy clothing - the umbrella should not be wasted. Avoid the noon hours when it can be cold and windy. The villa looks like a fairy tale at this time, so you will enjoy the time to walk and observe autumn colors.

Winter The winter visit to the villa offers a quiet, white landscape that contrasts with the classical architecture of the building. The sun shines low, light is soft and shadows long, which creates an intimate atmosphere. The surrounding area is often covered with snow or wet hem, which gives the place mysterious beauty. Dress up in warm but not too thick layers - the inner areas of the villa are warm, but it may be cold outside. Come in the afternoon when the light is most pleasant and the crowds are minimal. Advent time adds special peace and quiet to the atmosphere, which is ideal for relaxing and admiring the historical interior.
